ESAM: how a listed neighbourhood was made future-proof with digital energy management

 Listed, complex, future-oriented – how can a historic neighbourhood be optimised efficiently, legally compliantly and digitally?

As part of the sustainable renovation of a listed neighbourhood, ESAM faced a dual challenge: 

 On the one hand, the energy supply had to be modernised without jeopardising the historic building stock. On the other hand, all legal requirements for monitoring, consumption transparency and digitisation had to be met – a real balancing act between tradition and the future.

‘The requirements for technology, documentation and verification are particularly high, especially for listed buildings. At the same time, we wanted to take the step into the digital future – with real added value for operators and users,’ says the ESAM project team, describing the initial situation.

  

The solution: a digital platform as an operating system for energy data – with smart thermostat control

ESAM opted for the SICOSS housing industry platform as its integrated operating system for energy data. 

 Core of the solution:

 1. Multi-service metering: All meters for electricity, gas, water and heat are connected centrally – regardless of their year of manufacture or technology.

 2. Automated remote reading and monitoring: Consumption data is digitally recorded without gaps, securely archived and visualised in real time.

 3. Smart thermostat control: Intelligent, digitally controlled radiator thermostats measure room temperatures and window contacts and automatically adjust the heating output. This enables heating to be tailored to demand – even in sensitive listed buildings – and avoids wasting energy when windows are open or rooms are not in use.

4. Modular expandability: Future requirements (e.g. energy optimisation, ESG reporting) can be easily activated via modules.

Measurable progress for the neighbourhood, the administration – and climate protection 

1. 100% digital recording of all energy consumption across all media – including historical data 

 2. Up to 60% time savings in annual billing and reporting (compared to manual entry)

 3. Up to 25% heating energy savings through automated, demand-based thermostat control and avoidance of incorrect behaviour (e.g. heating with windows open)

 4. Future-proof: The platform is ready for additional modules such as heating monitoring or CO₂ accounting
